Our Process


+ At the Beginning…

We meet each other and discuss the project.  Typically there's no fee for this meeting. The main goal is to see if the project and the team are a good fit.  After this meeting a proposal is drawn up and reviewed. After acceptance, a contract is signed, an initial deposit placed, and now it’s time to begin!


+ Communicating Expectations.  Programming & Pre Design (PD)

This is the very initial phase where the exact program for the project is determined (such as types and sizes of rooms and desired features), project goals, sustainability initiatives desired and available, and budgets are discussed. Land or building selection can also be included, if not already obtained.


+ Endless Possibilities Become One. Schematic Design (SD)

This is when conceptual sketches and plan layout options are made. C+N includes 3-D visualization to help you understand your options early on.  At the end of the SD phase, one design approach is approved for further development.


+  Digging Deep.  Developing the Design (DD)

The chosen design strategy is refined in much more detail. This involves tweaking spaces, adjacencies, choosing materials, and more detailed plans and elevations.  C+N continues to also refine the 3-D visualization, and the imagery becomes more detailed as important decisions are made. Once the plan and design are settled, we move into the construction document phase (blueprints).  In some cases it is very advantageous to bring in a trusted contractor at this stage and work together on construction estimates.


+  Nail It Down. Construction Documents (CD)

The CD phase is when the detailed project drawings and written documents are created to give the contractor all the information they need to bid and build the project. This is also the set of drawings that will be used to obtain city approval. A typical end to the CD phase is an approved permit from the city to build. This is also when you will receive the most accurate and detailed pricing from your contractor.


+  Build it Right. Construction Administration (CA)

Construction Administration is an optional but recommended service.  CA keeps the architect as part of the construction conversation, serving as your advocate, and keeping a continuity of communication from initial goal setting to the handing over of the keys. Since we have been with you through the whole decision making process, this is the important time to make sure your design and performance intent is upheld when questions arise in the field. Great buildings are a result of great communication. That conversation does not end at the completion of construction documents, but is closer to ending at the competition of construction.  However, we hope to keep in touch and hear about the successes and suggestions for improvements you might have AFTER construction is complete, as well.
